You are required to produce a written report which critically analyses the relationship between building maintenance and building operating costs for the maintenance of building while ensuring in compliance with statutory regulations and legislations.

Your report should include:

  • An identification the roles of different stakeholders, e.g. designers, building trades, mechanical and electrical engineers, facilities management and other parties (owner, contractor, tenant, etc.) involved in building maintenance.
  • Investigate the building elements and materials that require maintenances in terms of the legal requirement and maintenance frequency for undertaking the building maintenance.
  •  Assess the primary factors that need to be considered about health & safety, sustainability and the environment when undertaking building maintenance works.
  •  Identify different maintenance management you apply in the building maintenance and evaluate the advantages and disadvantages of each of maintenance management.
  •  Illustrate the types of maintenance management interrelate to undertake for building maintenance.

 

Task 2

The client heard that Building Information Modelling (BIM) could be applied in building maintenance and offer a better service. You have been requested to produce a further written report which critically evaluates the role how BIM may assist in making the building facilities more sustainable through operations and maintenance services.

Your report should include:

  • Explore and evaluate how BIM may be integrated into the management and maintenance cycle (throughout the asset lifecycle) for the facilities and assess the benefits and constraints when using BIM for maintenance and management operations.
  •  A review of the financial considerations associated with the maintenance programme that you define for the building.
  •  Discuss the operations and maintenance impact on the day-to-day activity within the building.
  • Investigate the statutory and legal obligations that are associated with the maintenance operations of the building facilities.
  • An analysis of how BIM may assist in making the building facilities more sustainable through operations and maintenance.
